Splendid apartment with two bedrooms and one bathroom; located on the 3rd floor (with lift) of a historic building in the city center, in a strategic and exclusive context: a few steps from Piazza Maggiore, the renovated Mercato delle Erbe and the most famous monuments of Bologna.

Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.

This magnificent flat of about 90 sqm, completely renovated in October 2022, was built using the most modern technologies for environmental protection and energy saving. The perfect insulation of the compartments and the sophisticated automatic ventilation mechanism of the rooms allow it to boast a first-rate energy class (A2). It has underfloor heating and air conditioning in all rooms. The flat is equipped with fine finishes, such as latest generation anti-noise windows and electric shutters, as well as a fast fiber optic internet connection. The large 50” Smart TV allows you to connect to Netflix via your account.

The apartment opens onto a welcoming and spacious living room, where the warm shades chosen for the coverings and the colorful paintings hanging on the walls create a modern and relaxing atmosphere, ideal for refreshing yourself after a day of work or exploring the city. The furniture includes an elegant 3-person sofa that can be transformed into a double bed (140 x 200 cm) and a wooden table that can accommodate up to 6 people.

Just behind the part dedicated to relaxation and entertainment, there is the open kitchen, fully equipped and made to measure; it is characterized by furniture in refined shades of gray, which contrast with the candid white wall units dedicated to the pantry. The kitchen equipped with dishwasher, Nespresso coffee machine, toaster, electric oven, microwave and induction hob.

The sleeping area is separated from the living room by a corridor leading to the two bedrooms. In the wardrobe in the corridor, in addition to the care and cleaning products, you can find the washing machine with dryer.

The large master bedroom overlooks the quiet and picturesque Via San Giorgio, with its ancient buildings and the typical arcades that make Bologna unique. The bedroom is furnished with a comfortable double bed (160 x 200 cm), a practical workstation for smart working and a large wardrobe. There is also a second bedroom, equipped with 2 single beds (80 x 200 cm) and a large renovated period chest of drawers.

The apartment has a large bathroom with window, excellently finished with designer ceramics and suspended sanitary ware. Guests have access to a double shower box built on site and a full-height mirror, on which rests a refined and spacious bathroom cabinet.

The rental price includes the initial and the final cleaning, the rent, the condominium expenses, Italian taxes (television and garbage), WiFi internet and bills. For electricity and gas, in particular, we include a forfait of € 120 per month. Only if you exceed this forfait, you would have to pay the difference.

Area:
The apartment is located in one of the most exclusive streets of the historic center of Bologna, in the secluded and elegant context of a completely renovated historic building, which is located a stone's throw from Piazza Maggiore and all the most important monuments of the city. The apartment is located in the immediate vicinity of the lively Mercato delle Erbe district, a stone's throw from Palazzo Ghisilardi, home to the Medieval Civic Museum. A walk through the picturesque streets of the center that are located below the house will lead you to discover points of great historical and artistic interest, such as the prestigious Academy of Fine Arts, the famous Teatro dell'Opera Comunale, the characteristic Jewish ghetto, the Garisenda towers and Asinelli (2 minutes on foot). Via dell'Indipendenza, the most famous shopping street in Bologna, is about 200 m away. The "Quadrilatero" rises next to Piazza Maggiore and has its center in Via Pescherie Vecchie, with all its food and wine shops, is also within a very short distance.

Public transportation:
Along the adjacent Via Indipendenza, Via Rizzoli and Via Ugo Bassi it is possible to take buses that allow you to reach the train station, or the fair.

Parking:
The apartment is located within the limited traffic area (ZTL) and an access ticket is requested. Paid parking spaces are available nearby: there is one in Via San Giorgio. We recommend one in Piazza 8 Agosto (8 minutes from the apartment), which allows you to avoid entering the center by car.
It is possible to obtain temporary residence and a pass to drive around the historic center only for stays longer than 3 months. For shorter stays, access is guaranteed only for 3 days a month (not consecutive, or for 4 consecutive days) upon payment of a specific permit.

Important: guests are required to pay a tourist tax that is not included in the price. € 4,60 per person, per night. It is applied only to the first 5 nights.

Pets:
Pets are allowed (€ 20+VAT per night, limited to the first 5 nights).
