IMPORTANT NOTES
We always provide all our guests with a regular short-term rental contract.
To prepare the contract, we require:
A copy of an ID card or passport
Full residential address details
Italian tax code (codice fiscale) of the contract holder (who must also sign the contract)

Guests are also required to sign a document certifying the temporary nature of the stay (e.g. university enrollment, employment/consulting contract, or medical treatment).

Under Italian law, we are required to register rental contracts with a duration of 29 nights or more.
The registration cost is equal to 1% of the total rent amount (excluding utilities such as condominium fees, gas, electricity, internet), with a minimum of €50 per contract.
This fee is paid only once and varies depending on the length of stay.

Tenants must comply with waste separation rules and must respect quiet hours, avoiding noise between 11:00 PM and 8:00 AM.

Late check-in fees
Between 8:00 PM and 10:00 PM: €30 + VAT
Between 10:00 PM and midnight: €50 + VAT
After midnight: €70 + VAT
